Chestnut Hill Realty prides itself on its long-standing commitment to philanthropy and giving back to the community. This commitment extends to its employees, residents, and the environment.

Environmental Sustainability

Natural Resource Conservation: CHR has reduced its footprint by over 80% since the 1970s and continues to seek further reductions in gas, oil, electricity, fossil fuels and water. Energy Star appliances are used throughout the portfolio.

Landscape Management: Irrigation smart controls are utilized at all properties, resulting in a 30% reduction in water usage. Plants are selected based on disease and pest resistance qualities so there is less reliance on pesticides. Grass clippings and leaves are composted and used for fertilizer.

Emissions Controls: Battery powered landscaping equipment is used at select properties, resulting in zero emissions and less noise pollution. Approximately one quarter of CHR’s communities are 100% smoke free. Electric car charging stations are being installed as space and need permit.

Recycling: A recycling program for collection of household waste is being implemented at 100% of CHR communities. Of these, six have onsite recycling centers.

Paperless Workflows: CHR implements paperless workflows companywide.

Sustainable Purchasing: All copy paper is manufactured from 30% recycled materials. Toilet paper and paper towels are Green Seal approved. Residents receive reusable shopping bags as move-in gifts.

Employee Development and Well-Being

Professional Development: CHR University’s curriculum includes programs for onboarding new employees, leadership development, and mentoring. Employees who participate in Walk in Someone Else’s Shoes Day develop stronger collaboration skills and relationships by doing a coworker’s job for one day.

Continuing Education Credential Programs: Leasing and Property Management employees receive instruction to qualify for advanced credentials including National Apartment Leasing Professional (NALP) and Certified Apartment Manager (CAM). Maintenance Services staff are eligible to obtain Certified Apartment Maintenance Technician (CAMT) credentials. The Maintenance Services Department also conducts in-house skills-based training at its Center for Maintenance Excellence training facility.

Health and Well Being: Programs for employees include wellness incentives and reimbursements, time off to volunteer, Employee Assistance Program (EAP), and team building events sponsored by CHR’s Actively Coming Together (ACT) committee.

Insurance and Financial Planning: Benefits available to full and part-time employees include insurance (medical, dental, vision care, short and long term disability), 401(k) program, legal services, paid parental leave, student loan debt repayment, and flexible spending account.

Philanthropy and Community Service

Corporate Philanthropy: In 2019, Chestnut Hill Realty’s charitable donations totaled more than half a million dollars (see chart).

Charity of the Month: Throughout the year, the Company sponsors fundraising and donation drives and encourages employee and resident participation. In 2019, these efforts included Toys for Tots (703 toys); Pine Street Inn (500 lbs. of food) and The Jimmy Fund.

Hope in Bloom: The Horticulture Department donates materials and labor to create a home garden for cancer patients.

Property-Based Philanthropy: CHR’s communities are active and have their own initiatives.  One example is Move for Hunger, for which residents are asked to donate unused food when they are moving out of their apartments. In 2019, 1,198 lbs. of food was donated – the equivalent of 999 meals for families in need.

Property-Sponsored Resident Events: In keeping with the goal of building communities at CHR properties, the Company sponsors numerous resident events throughout the year so they can get together and interact with each other and the property management staff.

Community Outreach

The Be Our Guest program provides local businesses and non-profit organizations complimentary use of CHR’s corporate and property-based amenity spaces for meetings, mixers, or events.

Eneas Mendez Wins RHA Maintenance Technician of the Year 2018

The Rental Housing Association (RHA) selected Eneas Mendez as Maintenance Technician of the Year.  Eneas, a well-respected and regarded member of the Hancock Village Maintenance Services team since 2010, combines exceptional customer service skills, extensive knowledge of electrical, plumbing and HVAC systems, and a keen attention to detail. He is an enthusiastic learner, and has gladly passed along his knowledge to others at CHR.  “Anyone will tell you that Eneas has a heart of gold,” said Mark Lawrence, Director of Maintenance Services.

CHR Celebrates Official Grand Opening of Hancock Estates with Gala Ribbon Cutting

Chestnut Hill Realty (CHR) celebrated the grand opening of Hancock Estates at Chestnut Hill luxury apartments with a gala ribbon cutting ceremony on July 31, 2018. In attendance at the event were Newton town officials, members of the business community, and the construction and design teams for the project. Comprising 88 elegantly appointed condo-quality apartment homes, occupancy levels for the spacious, sun-filled residences are well ahead of schedule.

RI Hospitality Association Selects Chris Raposo as Employee of the Year 2017

Chris Raposo, an Assistant Service Manager at Regency Plaza, was honored by the Rhode Island Hospitality Association (RIHA), Allied Chapter, as Employee of the Year. The award recognizes outstanding achievements of employees in the hospitality, food service, tourism and allied industries. Award recipients are chosen by their bosses, coworkers and their customers. The RIHA represents over 600 members in the state of Rhode Island and has been the voice of the hospitality and food service industries in the state since 1963.

Emily Zambruski Wins RHA Leasing Professional of the Year 2017

The Rental Housing Association (RHA) selected Emily Zambruski as Leasing Professional of the Year. Emily, a leasing professional at Village Green, began her career at this community and has been working there ever since.  A top performer with a closing percentage well above industry standards, her professional excellence is further demonstrated by her easy rapport and commitment to delivering best in class customer service. Emily has further distinguished herself with her enthusiastic and tireless involvement in fundraising activities.

Ridgecrest Village Wins 2017 RHA Community of Excellence Award

Ridgecrest Village was recognized by the Rental Housing Association as the 2017 Community of Excellence in the category of properties older than 20 years. CHR acquired Ridgecrest Village in 1981, and in 2008 started been implementing an ambitious turnaround program ever since.  Today, Village Green features beautiful landscaping and seasonal flowers. Most of the apartment units have been rehabbed and more are renovated every month.

Martin Schoolcraft Selected as NAA Certified Maintenance Technician of the Year 2017

Martin Schoolcraft, a Maintenance Services Manager for Waterfall Hills at Canton, has been selected by the National Apartment Association Educational Institute (NAAEI) as the 2017 Certified Apartment Maintenance Technician (CAMT) of the Year. The National Apartment Association Excellence Awards recognize achievements and leadership in the rental housing industry. Martin began his career in 2008 at CHR’s Waterfall Hills at Canton apartments.

Hancock Village Wins NALP Landscape Award of Excellence 2016

The National Association of Landscape Professionals (NALP) honored the Horticulture team at Hancock Village with its 2016 Award of Excellence. The award recognizes the best projects in commercial and residential landscape and lawn care installation, maintenance, and design. The NALP is the national trade association representing nearly 100,000 landscape industry professionals in the United States, Canada and overseas.

Water View at Framingham Wins 2016 RHA Community of Excellence Award

Water View at Framingham was recognized by the Rental Housing Association as the 2016 Community of Excellence in the category of properties older than 20 years. Water View is comprised of two sister properties with a combined 581 units: the Terrace and the Village. CHR acquired both properties in 2012 and committed to an intensive rebranding and renovation plan, which included new amenities, resident services, and hallways and common areas. “I’ve witnessed the complete transformation of our communities,” said Holli Gilpin, Water View Terrace Property Manager.
